Benchmark Property Management have a wealth of rental property management experience and a thorough understanding of property management in Auckland.
We started Benchmark Property Management because we were often hearing peoples negative experiences (both owners and tenants) around poor attention to detail, poor service and delayed maintenance and fixing of damage. We felt this needed to be rectified, so Benchmark Property Management was born. We have a committed, meticulous and dedicated team who are available 24/7 who don’t just look after your property, we look after your investment as a whole including the accounts. We take this commitment so seriously that we guarantee your property is in a good state at all times.
We’re focused on providing prompt communication to both the owner and the tenant, fast efficient service and more value for your money. Every month we provide you with a monthly report to ensure you remain up-to-date with all maintenance, repairs and bills and we arrange quarterly inspections with an expert from the building industry. Benchmark Property Management provides a well documented inspection report that is also provided with photos every 3 months. This will ensure that the property is in good condition and will save owners future maintenance costs. We believe thorough and in depth inspections are important for both owners and tenants alike.
Disbursements and reports will be received by the owners every 1st week of the month, should this fall on a weekend, the report will be sent the following Monday.
We always recommend the owner is present for the inspection to ensure their property is being well maintained and to address any issues if applicable.
Christmas is a very expensive time of the year, therefore, Benchmark Property Management have implemented our unique Christmas Club to help tenants keep on top of their rental payments. The tenant has the option to deposit an extra $25.00 on top of their rent to help ease the pressure so the tenant will not be in arrears with their rent. This keeps the landlords mind at ease over this period, as well as their tenants.
Benchmark Property Management will automatically charge tenants $25.00 on top of their rent to cover the water bill. The difference will either be deducted or collected at the end of each month. This will ensure that bills are paid in full and on time.
Regardless of the amount that needs to be repaired, the team at Benchmark Property Management will contact you to seek your approval.
If the owner cannot be contacted and should damage compromise the safety of the tenant and is less than $300.00, Benchmark Property Management have the authority to undergo the repair.
