Many of our staff own rental property so they understand the importance of maintaining and servicing each property to a high standard. More importantly, our staff understand that this is the client’s financial future investment.

Achieving Market rent

We review each property’s rent annually using a comprehensive series of checks to ensure the property meets both the market and the owner’s financial needs.

Monitoring Rent Payments

All rental income is personally monitored and managed by our General Manager and we pride ourselves on our communication with both tenants and owners. Should tenants have any issues with rental payments, it is identified and noted immediately so we can formulate a plan to have arrears paid back to the owner promptly and in full. Because of this our tenants have extremely low rent arrears month on month, and we have very high success rates in the unlikely event we go to court on behalf of our owners.

Prompt Communication

We provide prompt and honest communication that keeps both landlords and tenants happy. We will always endeavour to answer your calls and if we do miss your call, we will get back to you within 24 hours.

Inspections

We conduct four thorough inspections per year and keep accurate written and photographic records. This is not only essential for insurance purposes in the event of a claim but helps keep on top of the condition of the home. We always invite our owners to attend should you choose.

Compliance

Laws and legislation are continuously changing, and it is easy to be caught out. Our team have regular training in compliance and are always up to date with legislation changes. Our clients can be rest assured that we are at the top of our game and know our stuff when it comes to compliance.

Tenant Selection

We work hard to ensure a selection of high-quality tenants. In conjunction with this we have advanced application procedures in place and use the Tenancy Practice Services portal. This enables us to conduct credit and background checks and create up-to-date tenancy agreements that meet current legal requirements.

Do I Understand My Insurance Obligations When Making a Claim?

Many private landlords can become complacent on inspections and not see the impact this may have on your insurance. Claims typically require proof you have met a number of compliance steps including regular inspections, correct vetting at the start of the tenancy which includes credit and reference checks, timely maintenance and a detailed report with photographic evidence at each inspection of any issues found or that may arise in the future. Your insurance company will also want evidence that you have made all possible attempts through the tenancy tribunal to recover all costs from the tenant before making a claim. Incorrect or missing information could make your claim invalid.
